Landlord gas safety certificate
A CP12 you can send to your agent or file with confidence, booked around your tenants rather than around me.
What is included
- The boiler, gas meter and hob checked for safety as standard. Any other gas appliances can be added at £15 each.
- Flues, ventilation and gas pressure tested against the current standard.
- A signed CP12 certificate, valid for twelve months, sent the same day.
- Anything unsafe explained and, where the law requires it, made safe or disconnected.
Why it has to be right
A CP12 is a legal obligation, not paperwork for its own sake, and it exists because a badly maintained gas appliance can genuinely kill a tenant. Every appliance I certify gets checked properly rather than signed off on a glance, because the certificate has your name on it as much as mine.

What is a CP12?
The official name for a landlord gas safety certificate. Every rented property with a gas appliance needs one, renewed every twelve months, by law.
Can you book around my tenants?
That is the normal way this works. Tell me a window that suits them and I will fit around it, not the other way round. I am also more than happy to agree a suitable time and date direct with your tenant, and to report back to you once the visit is done.
What if the property has other gas appliances?
The standard certificate covers the boiler, gas meter and hob. Anything else that runs on gas, a fire or a separate cooker for example, can be added at £15 per appliance. Tell me what is there when you book and I will price it before I come out.
Do you certify multiple properties or a portfolio?
Yes, and it is worth telling me the number up front so I can offer a sensible rate for the set rather than pricing each one alone.
Can this be done at the same time as a service?
Yes, and it is cheaper to book the CP12 and boiler service together as one job, rather than as two separate visits. See the prices page for the combined rate.
