Farmland until the railway arrived

West Wickham was Kent farmland until the railway arrived, and it is about as close to a single-period suburb as any town I cover. It was built up almost entirely through the 1920s and 1930s as semi-detached and terraced housing for London commuters, following garden suburb planning principles with generous, planned plots rather than dense infill. The larger detached houses from the same period cluster around Corkscrew Hill and Gates Green Road. A small pocket of genuinely older housing survives near St John the Baptist Church, the original hamlet the suburb was built around, and postwar development has been comparatively limited next to somewhere like Orpington.

Faults that repeat down the same road

For heating work, West Wickham is close to a textbook interwar case study: cavity brick semis with boilers in a kitchen cupboard or relocated to the loft, and hot water systems that have very often been converted from an original gravity-fed cylinder to a combi at some point in the last few decades. Because so much of the town was built in a short window, faults repeat house to house on the same road: an undersized boiler already upgraded once, a redundant airing-cupboard cylinder left in place after a combi conversion, or an ageing flue seal on a loft-installed boiler. The larger detached houses around Corkscrew Hill often justify a system boiler with an unvented cylinder rather than the standard semi's combi.
