Protected, not just old

Chislehurst is the outlier among the towns I cover for how much of it is protected rather than simply old. Conservation area coverage runs to roughly 596 hectares, an unusually high proportion for a single suburb, and the ward's commons have been preserved as open land since a local campaign against development in 1888. The inner village retains large Victorian and Edwardian detached houses on generous plots around the Common itself, among the most sought-after streets of anywhere I work. Around this historic core, interwar semi-detached housing from the 1920s and 30s fills in the surrounding roads, the same pattern seen in West Wickham and Orpington but wrapped around an older, more protected centre.

What conservation status changes

The conservation status changes the practical calculus for heating work as much as the age of the buildings does. Any external work on a listed or conservation-area property, a new flue terminal, a replacement cylinder needing extra venting, is more likely to need a heritage-aware approach than the equivalent job in Orpington or Sidcup, and it is worth flagging before quoting rather than after a job stalls waiting on planning. The large houses around the Common are prime candidates for unvented cylinders and system boilers on account of size alone, and original cast iron radiators survive here more often than in fully modernised suburbs, sometimes kept deliberately for a period room. The interwar semis surrounding the historic core are more straightforward, but even these can fall inside a conservation boundary, which is worth checking rather than assuming.
