BR5 and BR6 are two different towns
Orpington splits cleanly into two halves. BR5, to the west, is dominated by the 1930s semi-detached wave that came with the town's growth as a London commuter suburb, in Poverest and St Paul's Cray, followed by a second and quite different wave after the war: the Ramsden estate, built through the 1950s and 60s as council semis and terraces, with a denser 1970s infill of maisonettes and a few blocks at its centre. BR6, east and south of the centre toward Chelsfield and Green Street Green, shifts into older and larger stock, Victorian and Edwardian houses along Chislehurst Road and Sevenoaks Road, before giving way to genuinely rural properties on the Green Belt fringe.
Poverest semis, Ramsden terraces, BR6 villas
The practical split follows the same line. The 1930s semis of Poverest and St Paul's Cray typically have a combi retrofitted into a kitchen or airing cupboard where a back boiler and hot water tank used to sit, and loft insulation upgrades on these properties can leave the flue or pipework exposed to cold-loft swings. The postwar Ramsden terraces are generally more straightforward, smaller footprints and shorter pipe runs, though the 1960s maisonette blocks bring shared-riser quirks of their own. The larger Victorian and Edwardian houses out toward the BR6 fringe more often justify a system boiler and unvented cylinder, particularly once a loft conversion has added a third bathroom, and some still run a mix of original cast iron radiators alongside newer panels on the same circuit.

Out on the Green Belt fringe toward Chelsfield and Pratts Bottom, some properties sit off the mains gas network entirely, which is worth knowing before assuming a straight boiler swap is the answer. Orpington station and the High Street sit at the centre of both postcodes, and it is also where this business is actually based, which for BR5 and BR6 means a shorter wait than most of the other towns I cover.
