A town built once, in a hurry
Swanley is the only place I cover that is not in a London borough. It sits in Sevenoaks district, over the Kent boundary and just south of the M25, and that shows in the houses. Most of the towns west of here grew slowly over a century. Swanley did not. The town as you see it now went up through the 1950s and 1960s in estates of two and three bedroom brick houses, built to take families moving out of inner London under the overspill programme that the 1960 Greater London Plan pushed hardest. The older settlement is still there, a mile north at Swanley Village, but it never really joined on, and it behaves like somewhere else entirely.
Identical houses, different systems
Building a town in one go makes the houses consistent. What happened afterwards made the heating in them anything but. The estate stock here was built around solid fuel or early gas, so the historic pattern is a back boiler behind a gas fire, or a cylinder in the airing cupboard, and almost all of it has been converted to a combi at some point. The catch is that it was not converted at the same time or by the same person. Right-to-buy sold these houses off one at a time, so two properties with the same floor plan on the same road can be a decade apart in system age and a long way apart in workmanship. That is the thing I have learned to check first in BR8. On the practical side the estate layouts are kind: boilers sit in kitchens or understairs cupboards rather than lofts, so access is straightforward, though the cupboards themselves leave little room to fit anything bigger than what came out.

Do you come out to Swanley, or is it too far?
I am in Orpington, so Swanley is one junction along rather than a trek. BR8 is a normal working day for me, not a favour.
My neighbour has the same house but a completely different boiler setup. Why?
Because the estates here were built as one job and then sold off one house at a time. Two identical properties can be ten years apart in when the system was last touched, and by whom. It is the single most Swanley thing about working in BR8.
There is a capped pipe where a gas fire used to be. Is that a problem?
Usually not, but it is worth me seeing it. A lot of the housing here had a back boiler behind a fire that has since been taken out, and what got left behind varies from a properly capped and labelled supply to something nobody has looked at in twenty years.
