Beckenham reads as a Victorian and Edwardian railway suburb that has kept most of its original fabric rather than being rebuilt around it. The core of the town, the roads around Beckenham Junction, Kelsey Square and Elm Road, sits inside conservation area protection, and the housing is solid-wall Victorian and Edwardian terraces, built before the cavity wall existed at all. At the top of the market, the Cator Estate carries larger, more architecturally distinct houses on bigger plots, some still under covenants that affect what can be altered on the outside. Toward Eden Park, the character shifts to the same interwar semi-detached housing found across much of outer south-east London.

The dominance of pre-1919 solid-wall construction is the single most useful fact for heating work here.
