Bromley is the most varied patch I work in, because it grew in layers rather than all at once.
Bromley North and the Old Town
Around Bromley North village and the Old Town there are small Victorian cottages and terraces, often with a narrow single-storey kitchen extension added later, and the boiler wedged into whatever cupboard was closest to the old chimney breast. Those tend to be combis retrofitted where a back boiler used to sit, with tight clearances and flue runs that were never designed for the appliance now attached to them.
Sundridge Park and Bickley
Out towards Sundridge Park and Bickley the houses get considerably bigger and older in character: Edwardian and Victorian villas on generous plots, several of them in conservation-designated roads. These were built when a coal range was the heating, so everything since has been retrofitted. They usually run a system boiler feeding an unvented cylinder and two or three bathrooms, with long primary pipe runs and, in the less modernised ones, a genuine mix of original cast iron radiators and newer panels on the same circuit.
Bromley Common, out towards Hayes
Between those two extremes sit the interwar semis spreading across Bromley Common and the roads running towards Hayes. Solid 1920s and 1930s construction, bay windows, hipped roofs, and very often a boiler that has been moved up into the loft during a kitchen refit. Loft installations are where I most often find corroded flue seals, usually where a roof has been re-covered around an existing flue, and they are also the ones that freeze their condensate pipe in the first properly cold week of the year.
Bromley South and the Glades
Nearer the town centre and Bromley South there is now a good deal of newer flat stock from the regeneration around the Glades. Those are almost all modern combis or, in the bigger blocks, communal systems with heat interface units, which is a different job again: usually a metering or HIU fault rather than anything wrong with a boiler.
