Boiler service

The annual check that keeps your warranty valid, keeps the boiler running safely and efficiently, and finds the small faults while they are still small ones.

What is included

  • A full flue gas analysis, which is the test that tells you whether the boiler is burning cleanly or quietly wasting your gas.
  • Seals, casing and combustion chamber checked.
  • Gas pressure and gas rate measured against what the manufacturer asks for.
  • Safety devices tested.
  • The magnetic filter checked and cleaned, if you have one. If you do not, I will tell you whether it is worth fitting.
  • Bleeding radiators.
  • Topping up pressure.
  • Visual check of radiators.
  • An electronic report, sent to you by email or WhatsApp, that you can send straight to your warranty provider. Your boiler book is filled in too, if you have one.

What is not included: parts. If anything needs replacing I will tell you the price before I fit it.

Why it is worth doing

Two reasons, and only one of them is the warranty. Your boiler manufacturer may void your warranty if the boiler has not been annually serviced by a Gas Safe registered engineer, and they will ask for the paperwork at exactly the moment you least want a problem.

The other reason is that boilers rarely fail without warning. Getting your boiler serviced is an opportunity to catch small problems before they become big problems. A drop in pressure, a seal starting to perish, a flue seated slightly wrong since somebody re-did the roof. These could all be cheap easy fixes if caught early.

Common questions

How long does a service take?

About an hour for a straightforward combi. Longer if it has not been touched in a few years, or if it is in a loft and I have to get to it first.

Does a service keep my warranty valid?

Almost always, yes. Nearly every manufacturer requires an annual service by a Gas Safe registered engineer, and they will ask for the paperwork if you ever claim. That is why you get an electronic report you can forward straight on, rather than a verbal all-clear.

What happens if you find something wrong?

You get told what it is and what it costs before I touch it. If it is unsafe I have to tell you and, in some cases, disconnect it. That is not an upsell, it is the law, and I will show you exactly what I have found.

Can you do a landlord certificate at the same time?

Yes, and it is cheaper together than as two separate visits. Most landlords book both on the same appointment.
